Identify and map
Pull revenue records for the target area, map the holdings that would form a contiguous parcel, and confirm access and road frontage on site rather than on paper.
Stage 2
Title diligence
Trace ownership on each holding, check mutation and succession history, and flag encumbrances, disputes or acquisition notices before any money moves.
Stage 3
Negotiate and acquire
Approach each owner separately and agree terms, usually in stages. Holdouts are expected and planned for, not treated as a surprise.
Stage 4
Consolidate and hand over
Complete registration, consolidate the records into a single parcel, and hand over a clean contiguous site with the full document trail behind it.
